Pre-Construction Conference
To provide insight into the initial steps of construction, Steuart-Kret Homes has implemented a pre-construction conference. Steuart-Kret Homes will notify you by written correspondence of the date and time of your conference. Prior to the start of construction of your new home, your verification is needed on your start package; therefore, your attendance is required. At this time, the Sales Manager and a Steuart-Kret Homes representative will discuss your Agreement of Sale, start package, construction sequence, projected delivery date and site inspection review. Pre-Drywall Conference
Steuart-Kret Homes is now entering the final phase of constructing your home. Your home has undergone required governmental inspections. Steuart-Kret Homes offers you the opportunity to inspect your home’s structure prior to drywall. Please bring your signed start package with you to the conference. For your safety and comfort, please wear appropriate clothing and footwear. The conference will take approximately 1 hour to complete. Also, to ensure your safety and the safety of your family, children are not permitted to attend the conference. At this time, a Steuart-Kret Homes representative will explain the electrical, plumbing and heating and air conditioning systems. You will also go over a timeline for the completion of your home. Pre-Settlement Inspection
During your pre-settlement inspection, a Steuart-Kret Homes representative will discuss and demonstrate the operation of mechanical, electrical and plumbing systems. Special details such as water and gas shut-off valves, and electrical disconnects will be pointed out and demonstrated. Steuart-Kret Homes will also ensure all of your selections are present.
Pre-Settlement Inspection
Your pre-settlement inspection is scheduled 3-4 days prior to settlement. It is our goal to have your home in “move-in condition” for your pre-Settlement inspection. However, if there are any minor items that need attention, they will be noted on your pre-settlement inspection punch-out list. Steuart-Kret Homes will make every effort to complete these items prior to settlement. Occasionally, there will be items Steuart-Kret Homes will need to address after settlement, such as back-ordered components or items that cannot be completed due to weather conditions, i.e., landscaping, exterior painting, etc.
Private Home Inspections
You may, at your sole cost and expense, employ a structural engineer or other professional home inspector to accompany you during the pre-settlement inspection of the property. All inspections are to take place at the time of the pre-settlement inspection. Prior to the pre-settlement inspection, you must submit to Steuart-Kret Homes for approval the name and license number of the engineer or inspector you intend to engage. Steuart-Kret Homes may refuse to allow the proposed engineer or inspector to participate in the pre-settlement inspection if Steuart-Kret Homes reasonably determines that the proposed engineer or inspector is not experienced or reputable. For purposes of the preceding sentence, a home inspector who is certified by the American Society of Home Inspectors shall be deemed experienced and reputable.
Settlement
Getting prepared you will be notified by written correspondence 10-days in advance of your settlement to allow sufficient time to make arrangements for your settlement and pre-settlement inspections. You must notify Steuart-Kret Homes if you have changed your address from what was written in the Agreement of Sale. If you have any questions please call your Sales Manager immediately.
- All parties who will be on the title and/or are signing loan documents must be present at settlement.
- Please verify with your lender several days prior to settlement that all loan requirements have been satisfied, i.e., insurance, etc.
- Please contact the escrow agent designated in your Agreement of Sale the day prior to settlement for an estimate of funds needed for your settlement.
- You must contact the water, gas and electric companies to transfer service into your name the day of settlement (refer to the utilities and community services information sheet).
- ALL UTILITIES LISTED UNDER THE NAME Steuart-Kret Homes WILL BE TERMINATED THE DATE OF SETTLEMENT.
Items Needed the Day of Settlement
- Photo IDs for all parties signing documents.
- Certified funds in the form of a certified bank check or cashier’s check for the funds needed for your settlement made payable to the escrow agent designated in the Agreement of Sale.
90-Day Warranty Review
Approximately 60-days after settlement, Steuart-Kret Homes will notify you by written correspondence scheduling an appointment to perform warranty work. All warranty performance is based on the Residential Warranty Corporation guidelines (an RWC warranty was provided with your Agreement of Sale). If questions arise during the first year of ownership, please refer to your RWC warranty and contact your warranty representative.
1-Year Warranty Review
Steuart-Kret Homes follows a rigorous procedure to bring the initial one-year warranty period to a close. Steuart-Kret Homes will notify you by written correspondence 11-months after settlement to schedule an appointment. You will be required to submit a written list of your warranty requests prior to scheduling your appointment for warranty review. Steuart-Kret Homes will address these requests in accordance with the provisions of the warranty. Steuart-Kret Homes will not be responsible for outstanding requests received after the first-year anniversary date. All final one-year warranty requests will be discussed and addressed with your warranty representative.
At the one-year mark of your home ownership, you will become responsible for all items related to your home (for additional questions, please refer to the RWC warranty).
